House had a fire that damaged most of the home. Needs complete rehab or tear down.

DOM=42

Rents =$1300

Rehab= $50,000

House did not flood during Harvey.

To make a long story short.

Seller is deceased owners wife.

House was titled in the name of the deceased in his ex-wife who is also deceased. 

There are children from the previous marriage. The problem is they cant be found. The courts have tried to find them before but can't.

House is going to be auctioned off soon. Is there anything I can do to help these people.

@Michael Noto @Tom Gimer It really comes down to selling price.  The difference between what the on market and off market price points change change the whole deal. Not opposed to a Realtor but I definitely prefer off market deals, and if a motivated seller calls me and ask why go with me instead of listing with an agent I want to make sure Im ready.

I'm trying to come up with some rebuttals to use when a motivated seller wants to go through a realtor instead of selling directly to a buyer.

  So far I know  I have no commission, no need to have multi showings, and unknown time on market. But are there any other things I could bring up to help strengthen my position.

@Jessie Nunley  From the water line it looks to be around 2.5ft of water.  Not the clean rain water either. Most of came from a near by bayou which carries a lot of waste.
