@Curt Smith adding yourself is also a great way to check to see if your numbers are being reported as spam.

@Andrew Fuller  I have it. I admit I was skeptical at first but it works well and the automation saves me tons of time. I'm a one man army still working a 9-5 so being able to have things running in the background is a plus for me.  

AS far as cost goes I think they are still running the $49 in exchange for video testimony deal. Might want to check that out.  Also you will need a twilio account to pay for your numbers text and such. $100 bucks on
twilio  lasted me a while.

I have a deal I'm trying to get closed before  the 2/5 auction. 

quick break down:

Homeowner has passed

Seller has already went through probate.

There are 2 minor children involved

the 2 kids were born to both parents.

I received an email from the title company this morning that states:

Homeowner interest went to her minor children and 1/3 life estate interest went to husband.

Due to the fact the children are minors we would need to have someone named as guardian of the children. We would then need an order from the court approving the guardian and the proceeds for the children would then be deposited in the registry of the court for the children.

Seller should probably discuss with an attorney to assist obtaining an order under Texas Estates Code 1351.001.

Has anyone every had to deal  with this? If so how did you handle it?

Post: High payoff versus low principal seller facing foreclosures

Wwyd? Set to auction on Jan 2 Arv:140-150 Rehab unknown right now Seller says loan servicer wants 92 payoff this includes fees and such. Total principal amount is 67000. I should be getting the arrears and monthly payment amount from the seller tomorrow. The seller has said other investors have tried and failed to get the loan servicer to lower the pay off. I'm thinking depending on the reinstatement about a subject to or owner finance might be a good option to go if I can't get the loan servicer go to go down. I have a phone appointment with the seller tomorrow so any advice would be greatly appreciated. Thanks

Running into a title issue: 

I have a house under contract that is a probate lead here in Houston. Everything was going well until now.

Sellers are the children of the property owners.  We got all the paperwork needed together and got the Affidavit of Heirship signed and notarized.

Now the issue is with the people who signed the affidavit. They both have expired IDs. The notary accepted them as valid but the title company said the underwriters are rejecting them. 

Talked to the sellers and its impossible to find anyone else who knew the deceased for the required 10 years. They are the only ones left alive. Getting a new ID is gonna be next to impossible. Both these folks are  late 80s and are mobile.

Other than going through an actual probate hearing is there anything else that can be done?

The seller mentioned going to another title company, is that a possibility? And more importantly, would that create bad blood?

@Alan Feldman  Thanks for that podcast tip.  Good workaround until Google play is working. 

@Mindy Jensen I use the Google play website alot at work and its not update. Like others have stated it stops at 295. It used to work wonderfully because I could bounce from computer to phone and not lose my spot.

Fyi Youtube is also a good workaround . 8 times out of 10 it saves my spot between computer and phone.

Hi Im trying to create a letter that I can use incase I ever have any cop issues accessing a home. Ive run accross a lot of home that are eithe bored up or the owner does not have the key any more. Im wondering if the following would be good enough to keep me from behind bars:

I _________________________________, owner of property at ____________________________________ hereby grant permission to Paradigm Investing Partners LLC any access needed to my propery.

I agree with what everyone said. The good wholesale deals are getting harder to find.  There are a few local meets up that have good deals presented.
