Convince seller not to use agent
I'm trying to come up with some rebuttals to use when a motivated seller wants to go through a realtor instead of selling directly to a buyer.
So far I know I have no commission, no need to have multi showings, and unknown time on market. But are there any other things I could bring up to help strengthen my position.

Talking a motivated Seller out of having representation is a slippery slope. You may be putting more liability on your head.
It's one thing to have a Seller who is determined to be a FSBO (like someone representing themselves in court), but by persuading them to do so, and not have those protections, you may be giving them reason to sue you afterwards. IMHO.
