I agree with you Tom Cooper it will be interesting what other people have to say about there city. 167k maybe 3-5 years ago.

Feel lucky it's only 3,500. Here in Houston it's crazy I've seen 5k. I get locking up the deal and having some skin in the game but 5k is ridiculous.

The problem I see is the market.. The market in Houston is still hot, there are deals out there you just need to look through the crap that comes in. You never trust a wholesalers numbers!! I always find that they are way off. What I have found with everyone wanting to get in to the real estate business and willing to pay over ARV for a property then the wholesalers raise there cut to really take advantage of the market. This has happen before in the past then the market changed and a lot of wholesalers went out of business. The large acquisition company's are leading the charge. Your math is fine but people are paying way to much. I sat in on a local guru webinar the other night and he/she had funny numbers too. I'm an agent also and there are very few real deals on MLS. Hang tight the market is shifting you can see it in the housing report that just came out.

If you have some experience I would meet up with a few people that what to learn wholesaling and teach them the real way to do deals.  

I forgot to add he/she wanted $1499 to receive a book and cd set.

The best way to find off market deals is to find a few wholesalers. I receive anywhere between 30-40 email a week with off market deals and maybe 1 or 2 a week that fits my criteria of what I'm looking for. There is not a best area in Houston. It all depends on what you are looking for. I have friends who only flip in the heights because that's what he likes to do and one who only does manufactured homes. You need to find your niche and run with it. On title companies it depends on how you plan on financing your deals. Some title companies don't work with Hardmoney lender's but work with private money lender's and vice versa.

Hi Nic Hedo there are REI meet ups just about everyday of the week in Houston. Each meet up covers different topics. There are some better then others for networking and learning. My suggestion would be to look at meetup and look for something that interest you. Most of them are free to attend.

Haven't used them since I'm back in Houston but give them a try. Longhorn investments Sherman bridge Noble mortgage Jet lending. Look in to quest Ira in Dallas. That's where I've raised private money at in Houston and Dallas. Best of luck.

Hi Mark. Did she give the address or do you know it? I would check out comps first and see what selling in the area and for how much. Then if you don't know the area I would drive it and drive by the property. Your not going to know how much it worth or what to offer until you are able to view the inside of the property and what condition it's really in.
