I have purchased a 3 unit in West orange NJ and the tenants were all on month to month leases. I have renewed 2 of the leases but would like to cancel the 3rd because the tenant is a pain in my a** and I’d like to renovate the unit.  Would the same eviction process be necessary or would I just be able to give them 30 days notice of lease termination?

@Brandon Hicks if the equity spread is less than 20% can a still refi subject to PMI or am I capped at 20%?

This may be a silly question but I am closing on a property in the next week or so in an all cash deal and was wondering about the viability of a different approach to the "BRRR" (BUY, Rehab, Refi, Repeat) method. As a W-2 employee with a strong base salary and credit, would I be able to buy the property from my own LLC and get a mortgage in lieu of a Refi if numbers get tight? just to be clear, I plan to stay as an owner occupant long term.

I am seeing an uptick in inventory being sold at auction in my area.  I am considering buying going to see how these auctions are playing but am in the middle of busy season for my 9-5 job and cant afford to take a day to sit in.  Are the results of county auctions public records?

I am considering a deal in my market in which I found a significantly underpriced parcel of land blocks for major transportation hub in a gentrifying area.  I am close to securing funding for the acquisition through private investors and have a bank lined up for financing the build of a 3 unit multi family.

The part I am concerned about considering the seemingly low price is that there my be some unknown issue with the land.  Can anyone point me in the right directions as to where I can obtain public info regarding the integrity of the land.  The first exposure that comes to mind for me is pollution but like I said this is my first deal of this type.  So I guess there are 2 major questions here.

1.  Where can I go to obtain public info so I can do my due diligence on the integrity of the land?

2.  What are the primary red flags I should be keeping an eye out for?

I had great success with Postlets as well( www.postlets.com ).  It is also free and posts to a number of real estate sites including Hotpads, zillow and trulia.  I just used it to find a tenant for my rental in West Orange and found someone within 10 days.

I just purchased my first multi family on 9/12 which came with a tenant who will be moving out on 10/1. I was cut a check for the tenants deposit. I know that by law I am required to put the money in an interest barring account but considering my tenant is moving out in 10 days, is this still required?
