I just did some market analysis and found out (due to the market) that the BRRRR strategy will not work as much as I anticipated. The ARVs are just not high enough. If I have 50K to put to work for buy and holds how do I continue to acquire properties if my money is stuck and I cannot do cash out refi's?

Great success story. Inspiring to read. A couple questions for you. I see you're from LA. I'm from LA also and just recently moved to VA (Military stationed at Quantico). Are you investing from out of state or are you here? I ask because I'm interested in knowing how you go about finding these properties while being out on the west coast? I want to start my investment portfolio in the Richmond area because I'm within driving distance and the properties are in my price range compared to anything North of Fredricksburg.

Can you recommend a good GC, wholesaler, and maybe a investor-friendly realtor that knows the area?

can you or someone in here explain to me how you get to the 20% minimum on all flips per your business plan? Is it a return of 20% of the total money you put in? 20% of the ARV? Sorry, I know it's probably sounds like a stupid question and very elementary but I'm kind of elementary right now. Thanks in advance!

Hi everyone. Newbie here! I have about 50K to begin building my portfolio. Before I get started I want to make sure I have a strategy in place where I can continue to build. How could I buy and hold then pull out capital so that I can repeat the process? I don't believe that it would appreciate so fast that I could pull out cash for my next deal within a year or two. I'm afraid of putting my capital down and then having to wait another 5 years to save up to get the next one. What do you recommend?
