@James Green that makes sense and is a playsible scenario. Unfortunately the one at hand is a bit more rotten than that because the listing agent never even heard of this wholesale deal. Which the presence of such backward arrangements certainly reflect on the website. They do not discredit the website as the dealings are no different than they would be if I had come across the deal at my local REA. Caveat Emptor.

@James Green how can the seller sign a contract with a wholesaler if he has a contract with a listing agent too?

If you have a recommendation for a good lawyer or CPA that could help me out with putting together my LLC I'd appreciate that. I'm going to be getting my GAP funding together from multiple people so I will need an LLC to clarify the profit distribution. Thanks!

@Doug Smith I know Its been a while since this thread was started but I would be curious to know, many of the properties I find on myhousedeals i can also track down on mls. My buyers agent contacted one of the realtors and the realtor had no clue the house was being marketed also as a wholesale deal. The house was for sale at $730k on MLS and $550k on myhousedeals. Any monitoring on this stuff?

When doing your initial analysis on a flip or wholesale, what rule of thumb do you use for estimating rehab costs?

I'm trying to follow Brandon's advice and analyze 3 deals a day but I constantly find myself pulling the rehab costs out of thin air. Help a guy out?

If you flip a house in LA what kind of cash-on-cash return do you expect?

What kind of return can a GAP funder realistically expect if they put 20% down?

I know LA market has a huge range but I would love to hear different numbers.

I'm asking because I'm trying to get a better perspective on how to pitch to my funders.
