First question thing Im always curious about when it comes to hardwood floors is whether you have nail heads showing. If so, you cant sand it anymore. If you can sand them you can make those floors look real nice. Those notches are definitely nothing that a floor guy cant handle. I looked up the going price for sanding and refinishing in the Xactimate database (which is the industry gold standard in estimating) in Orlando. The price is $3.12/sf and $3.78/sf if you add stain. In my mind, you have a golden opportunity to make an impression. Please don’t put down laminate :)

J Scott so would you gut the whole place? Im a property adjuster dealing with smoke damage on a fairly regular basis. If I dont see visible damage i very rarely would write the walls for replacement. Prime and paint is the most typical odor control.

Here’s how odor is typically handled on a fire claim by an insurance company. - First option is just washing (degreaser etc.) and thermal fogging. Id imagine ozone machine would have a similar impact. Carpet will be replaced in any room with smoke damage. - If that doesnt work, then seal and paint for odor control. I would deal the same way with an apartment after a smoker. I definitely would not feel comfortable having a family with kids move in after a smoker if the carpet wasn’t changed.

Manolo D. The difficulty is relative I guess. After a week of adjusting I was comfortable with it. Im a millenial. I know some of the older beards that were trying to break into the industry the same time as me had a hard time with it. When it comes to negotiating with a contractor, the tool is indispensable.

Hello, I listened to Paul Thompson's podcast today and felt a nudge to offer my help to the community. I am an independent insurance adjuster who gets hired by insurance companies to know how much a remodeling project is supposed to cost. I scope out a property, write an estimate and negotiate with the contractor to make sure that the policyholder gets back into their home and the insurance company does not get screwed over in the process.

As real estate investors we are always wondering if I'm paying the right amount for this job. That's a question I can answer you with a fairly good probability. Feel free to reach out.

Hello Chris, Im not in your area specifically but i am an independent property insurance adjuster. I use a software called Xactimate which is the industry standard when an insurance company determines how much something is supposed to cost. Everything is broken down by the price of a line item in a given zip code. The software enables me to tell what everything is supposed in any zip code whether im in SF, LA or Houston. The software is what enables me to negotiate with contractors to make sure an insured is taken care of. Feel free to PM me and id be happy to help you out if youd like. Anssi Viljanen

My first post slipped out in the ether before it was ready :) i just updated it.

We totally took our destinies in our own hands! I actually switched over to driving a limo giving me more down time between the rides for a better pay and miles on my own car.

To not pay half mill for a place in Studio City is going to be a tough find Id think. Would NoHo be too far? Theres a ton of solid AirBnb activity there too.
