If you flip a house in LA what kind of cash-on-cash return do you expect?

What kind of return can a GAP funder realistically expect if they put 20% down?

I know LA market has a huge range but I would love to hear different numbers.

I'm asking because I'm trying to get a better perspective on how to pitch to my funders.
