Post: Skip tracing list from list source?

There are a dozen or more companies out there offering skip tracing, it just comes down to quality of data and price.  Also, can you upload your entire list and get it skip traced that way, or entering in every entry manually.  IDI, Intelius, skipgenie, batch skip tracing, all good places to start.

Having bought a few dozen auction properties, I can help you in the right direction.  Rarely is anyone doing an inspection BEFORE the offer, and most auction properties do allow for inspection after the offer (like a normal real estate transaction).  If your agent isnt responsive or quick, might be time to get a new one who is.  Being protected in the transaction is a huge bonus to you, so it would be worth getting an agent involved.

Julian, I enjoy photography as well!  I'm not great at it, but still enjoy it.  You will save $$$ on photography for your own projects for sure, you can also offer your services when networking, maybe trade some tips/tricks or expertise for your photography skills on other investor's projects?  For clients as an agent you can show off your portfolio during listing appointments, showing the quality of photos they can expect when using you.  Its a great skill to have for sure!

Alonso, www.listsource.com is still my favorite resource to buy lists from.  Before you check out, you can add in phone number information to the list for a few cents per lead.  The success rate for those numbers is OKAY, but not great.  You might want to skip trace the whole list if you want to get higher quality numbers to go with your absentee list.

Andrew,
Those two issues are totally separate.  The city does not care if you put in a bathroom/outlet into your own garage.  They can approve that without taking into consideration WHY you will use that (you might like to shower after getting out of your car, but before you go into your home for all they care).  The bathroom/outlet are not indicative of someone occupying the garage as a home.

The zoning is MUCH more important, and CAN come back to bite you for sure. ADU allows you to legally rent the unit, and even airBNB/short term rent the unit all above board. ADU permitting allows you to get a certificate of occupancy, which is pretty important for a legal rental. If a renter has an issue with safety for some reason down the road, and they find there is no certificate of occupancy, it could be bad news for you illegally renting a non permitted dwelling unit.

Ryan, welcome!  That topic seems VERY niche, although I'm sure permits has been mentioned a few dozen times.  The problem is that each county/municipality has different permit requirements, and processes.  So a national (worldwide?) podcast like BP wouldnt be able to do the subject justice.  I'd call up your local permitting office and inquire about the procedure, who can pull permits, etc.  Talk to some investors and contractors in your area for more info on how they go about permitting, and you should be most of the way there.

Project planning for fix and flip?  Thats easy... @J Scott's book on Flipping properties is the best out there.  Its on the bookstore here on BP.  

Planning basics would be to talk to a few contractors and have them line item bid the project.  With 2-3 bids in hand, you will have a VERY good idea of what each section/item will cost.  With their timeframe estimates and some prodding, you can figure out the order that each contractor plans to use.  This knowledge should get you a better idea of what happens when, and how much it will cost.  Whether you decide to go with those contractors or not, it gives you a ton of knowledge on your project.

Salomon, yes, its true!  There are no commercial/construction calculators, yet.  Not sure if those are in the works, it seems to be pretty complex with SO many variables for those categories of investing.

Aly, this will vary greatly with what kind of labor you are using, if doing it yourself or hiring it out.  The materials arent all that expensive, I'd say roughly $750-1100.
