@Account Closed i don't believe so. would that make a difference in small claims court? what would be my action once I verified?

Hi everyone, 

We have a property in Pittsburgh, PA (we are in California) where the tenant hasn't paid their rent for a couple of months. They have been good tenants up until recent medical issues and have fallen behind. We have been working with them and they have been paying some of what they owe back. However, they still owe about 2 month's rent (currently). Their lease is up end of June. Does it make sense to take action on eviction process now? And I am researching small claims court, would you advise to start that process now or after they leave my property?

Hi everyone!

I have a rental in San Jose CA. I’ve listed it on Craigslist, Zillow and just discovered Apartments.com and Cozy. My question is, I feel like the tenants are shifting away from Craigslist where it used to be the place my tenants have been coming from. What other sites are you listing and getting tenants from?

@Nathan G. Thanks for your reply. Yes, their selling point is a smaller property management fee. But all said and done, it’s about 9% fee. Not sure it’s worth the wear and tear on my property with more turn overs.

Hi everyone, i have a rental property in San Jose ca that i self manage. Recently saw an ad for Zeus property management who signs a 2 year master agreement with owner and then subleases your property as corporate rentals (they tell me the average sublease is 4-5 months). Their fee is 1 month rent per year plus 10 days after their inspection of your property. Is anyone using them or have vetted them? If so, curious what you think.
