Hi everyone, 

I am in the process of investing in my first syndication deal. I have the option of investing as an individual or through my family trust. What are the considerations I should keep in mind when making the decision? Where can I get more info?

@Arlen Chou interesting strategy...when you say that you are expanding your HELOC to incorporate additional loans, are you saying that you are paying off your loans with your HELOC so that you can qualify for more low interest loans to aquire more properties?

Thanks for all your great advise! I stepped away from BP for a few months to take care of some personal transitions. Now I'm back in! I am looking to invest in CA as well as out of state so if anyone has recommendations for a nation-wide lender, please advise!

@Michael Swan Sadly calculated my ROE. Its not even 1%! I'm moving to the apartment model like you suggested and I will 1031 exchange my rental property next summer. I am restarting my lender search!

hi everyone. Thanks for all your advise! The vendors did not find a water source nor was there any leaks discovered in the area. Someone suggested maybe a humidifier or maybe condensation from the bathroom. We got it cleaned up and didn't charge.

@marcia thank you for the advise! My vendors and insurance claims adjuster can not find the source of the moisture. But can only tell me that moisture was around for a while in order to get to that state. Someone suggested it may have been from a humidifier or the heavier rains we got last season. There is no way to know for sure. I don't think I have pictures of the sliding glass door before this tenant moved in. Sounds like without the documentation from before, I don't really have anything to back up my charge to the tenants?

Hi everyone, I have a property management question. I have a self-managed rental property in San Jose that recently turned over. After the tenants moved out, we noticed pretty extensive mold on both sides of the sliding glass door--wall and baseboard as well as the blinds and spots on the glass and frame. We got a water damage company to clean up and a handyman to come in to replace and refinish. Total cost is about $2k. My question is, do I charge the previous tenant for the work and take it out of their deposit? I've owned the condo for 12 years (since it was built) and never had this issue with previous tenants. My contract indicates that everything should be in the shape it was when the tenants moved in minus normal wear and tear. I don't think this qualifies under normal wear and tear? Thanks in advance for your advise.

Hi everyone! Hopping on this post in hopes to get your help. I'm looking for a great handyman on my rental turnover and have a need immediately to help remove and replace some baseboards and drywall around a sliding glass door. Please let me know if you have someone you'd recommend. Thank you!
