Just a question but how did you contact the property owner? Was it through mail, email, or phone?

An experienced investor from my local REIA told me that because I'm having trouble finding a duplex (for myself and to rent the other unit out), she said that I could contact the investor by their address. The owners do not live there so it is an investment property. We got their information from CRSdata.com and I have their current address. This duplex is not listed for sale and the last time it was sold was in 1994 for $78,000.

Could I reach out to the owner and offer to buy their property?

When you are a wholesaler, do you examine the property thoroughly? How far should you examine the property? How do I determine the value and cost of repairs? Do I need a lawyer or contractor?

The house that I am interested in is already under contract. The list price is $50,000 but I feel like it is a great investment. I was wondering how could I get this house even though it's under contract?

Well I'm getting an FHA loan so I would have to live in the property for a couple of years before I sell. Is there a formula for me to use to see how much cash flow I could possibly have coming in?
