I am in desperate need to find a real estate agent in the Charlotte area that can help me pick a good investment home. Can anyone help me or recommend someone to me?

Also, this house will be for me to live in for a couple years - because I need to move closer to my job - but I would like to hold it afterwards. Also, looking to invest with an FHA loan or another program with a low down payment.

Please do @Anthony McDougle . I've been trying not to give up hope. Everyone has been telling to me get a condo, apt or townhouse but those are definitely not an option for me. The plan was to use opm to pay my rent. I don't know anyone that I can depend on to live with me and pay their portion of rent and I don't like the thought of living with someone I don't know.

I'm been looking for a duplex for 2 reasons. 1) to get closer to my job in Charlotte and 2) to start my real estate investing career. I've been looking for 3 months and I still have not found anything in a decent area and that is worth the investment. I'm starting to lose patience. My goal was to get a duplex, live in one unit and rent out the other. Why is it so difficult trying to find one to start out with?

What are some questions to ask a realtor when interviewing them? I would like to have sure that they have investing experience.

Thanks everyone for the advice. Yes I didn't think she would be able to help me with what I wanted to do after she doubted all of my real estate goals and purposes. I will be looking for other realtors/brokers in Charlotte, NC.

My cousin (through marriage) is a realtor/real estate broker and she's trying to help me buy a house. I really like that she's willing to help but she absolutely knows nothing about real estate investing. She's doesnt know about wholesaling (which is fine) by when I told her about my buy and hold strategy, she asked me, "why are you trying to buy and rent it? Not trying to be rude but how is that going to benefit you?". She's also asked other questions like that like she has no idea. Should I find someone that atleast knows the basics of real estate investing?

Also, I did explain to her my detailed strategy on how the buy and hold strategy can be beneficial if I do my numbers right. But she really does not understand.

I haven't started investing yet but I have done similar research for months trying to answer the same question. Some investors have recommended the FHA loan to me: 3.5% down. The only bad thing is the PMI the life of the loan. FHA has recently went through some changes that will have you paying more money.

Another way to get the 10k, as you already know, is wholesaling. Alot of investors have recommended this to me. I just started wholesaling.

Alot if invested have told me to buy a multifamily property (4 plex is better), rent it out to tenants and let them pay your mortgage.

Well I was going to FHA route because I didn't have the funds but now I have started my wholesaling business and hopefully I will get 10,000 by the end of the year.

At auctions, what are the options to pay?

I'm looking for a duplex under $65,000 (that's what I have been approved for) and I was looking through auction homes before the auction through a website called CRSdata.com. Could I take out a loan for the auction duplex?

Also, if that's not possible, what is another good way to find affordable duplexes?

Also, since I made this most I got pre-approved for a FHA loan. 3.5% down up to $65,000. My plan is to get a duplex, rent out 1 unit and live in the other.
