Hope this is the right area to post this question. I am trying to find a good skip tracing site, all of them don't seem to be updated in the past 6 months however. How do you track down pre foreclosures who's mail comes back returned?

Hello everyone! I was wondering if you all have come across this program by Lindsey Jean. It talks about wholesaling deals off the MLS using Realtors as bird dogs. She says she interviews all the realtors in her area and then picks a team to work with and train on her criteria. She herself was a Realtor for a few years before becoming an investor as well.

I am wondering if anyone has any idea how she does her system so maybe I can do the research myself.... or if anyone has had experience with her program? It costs $797 and comes with a computer program that is a deal analyzer among some other perks.

How do you guys run comps on unusual properties? I have a house I am trying to get under contract that is a FSBO but I think its a little high for my area, at 275,000. There is a 3/2 house at 1400 sq ft, and 4800 sq ft car shop and enclosed storage too. They are saying you can rent out the garage and storage separately for 1500-2000 a month, and the house will rent for around 1100 as well.

So how would I begin to run comps on this unusual property?

Hello everyone! Hope you all are doing fantastically!

I would like to be pointed in the right direction of examples of how to structure an agreement with another wholesaler. Is there an advantage to doing a double closing vs just some sort of agreement for me to get paid at escrow out of the assignment fee?
