Help on trying to run comps for a property

How do you guys run comps on unusual properties? I have a house I am trying to get under contract that is a FSBO but I think its a little high for my area, at 275,000. There is a 3/2 house at 1400 sq ft, and 4800 sq ft car shop and enclosed storage too. They are saying you can rent out the garage and storage separately for 1500-2000 a month, and the house will rent for around 1100 as well.

So how would I begin to run comps on this unusual property?
