Hi @Sarah McBride! Welcome to BP! It sounds like you're already doing a good job of thinking through your options. You're right, it is hard to find great cash flow around here, but you will find great appreciation! I think your idea of buying something sooner rather than later is the best one for this market. We're seeing 10%+ appreciation year over year around here (and in the surrounding areas) so I'd buy something now that you might move into and do a cash refi out of it when you get here to use that money for other properties. Otherwise, you might be paying 20% or more for the same property when you move here in 2-3 years. A house hack could be another great option for you around here if that's an option for your lifestyle. Hi @Bob Seiler! I'm a real estate agent here in the Boise area and the market here is really strong, but it can be hard to find cash flow (but definitely possible!). It's a great market for appreciation and it depends on the types of SFH you're looking for (fixer upper, turnkey, new construction, etc.). Canyon county is booming as well and though great cash flow is harder to find there than it was a year ago, I'd say it's easier to find cash flow there than it is in Ada county right now. Have you tried asking your contact at ICCU to match the rate you got from MACU? They will often match rates to get your business. Worth a shot!

Ryan is right, because of escalating home prices around here it's hard to find great cash flow. You can still find some cash flow, but it won't be life changing like he said. However, we've experienced 20% price appreciation in just the last year in Nampa and the Boise area was closer to 13%+. I'm a real estate agent here, but I also invest here and we have benefitted far more from our appreciation in such a short amount of time than we have from our cash flow. As long as Boise keeps topping the list for Best Places to Live and Best Places for Business and the influx of people exiting WA and CA continues, that price appreciation isn't slowing down any time soon. I'm happy to discuss more if you'd like! And yes, Idaho is a landlord friendly state :)

Hi Ryan! Welcome to BP! You are in a great spot right now to have the flexibility to do a house hack AND use your VA loan! I work with a lot of military families (my husband is an Army vet) and have some great lender contacts if you want to talk to one and bounce off ideas of how you can maximize your VA loan benefit. We used our VA loan to get into our first house for 0% down and it was the best real estate move we could have ever made.

Hi and welcome to BP! My husband and I bought a single-family rental in Meridian, ID in May with conventional financing and after paying HOA and PM fees we cash flow over $300/mo and the home is only a couple years old so the expenses on it are basically $0. Cash flowing rentals aren't everywhere around here, but they do still exist!
