Hi Arturo! Welcome to Idaho and BP! I'm an investor and real estate agent here and I agree with what some others said, a lot of the multi-family around here is overpriced from a cash flow perspective, but there are still deals out there, particularly in Canyon County. However, some investors have done really well all over the Treasure Valley when you look at their appreciation. Home prices in Nampa went up 20% just in the last year! There are lots of ways to look at it and it all depends on what strategy you like best, I'd be happy to discuss it with you more if you want. After all, real estate investing is my favorite thing to talk about :) Best of luck!

Hi Bruce! I'm a real estate agent in both Idaho and Washington and just did a 1031 6 months ago. Yes, you can go from a SFH to MF in a 1031 no problem.

You have 45 days from the sale of your property to identify your next property and 180 days to close it. I have a great 1031 exchanger from a title company whom I really like. I’d be happy to pass on her information if you want to discuss all the details with her she could answer all your questions. My client just walked away from this awesome 10-plex in Caldwell, Idaho! He walked away because this was his first real estate investment and he got cold feet, it was too big for him. Please call me if you are interested in this property though as I know everything you would want to know about it and have around $1500 worth of inspections that have been done already so no surprises! I have any information you could want on it. This is an amazing property that I would buy myself if I had the cash available at the moment. The property is currently being self-managed by the owner remotely and it comes with a 16 camera security system and every unit has been completely updated (I have walked through them all and have videos showing the condition of each). This property has an NOI of $75k per year!
