Hi @Bret Winegar! Congrats on the new job! Are you new to the Boise area as well? All the growth coming with this Micron expansion is going to be HUGE! I occasionally get off market deals I'd be happy to pass along to you, obviously I'm not a wholesaler, but I work with a ton of investors around the area and many who house hack too. We've been able to find some decent deals even off the MLS. Give me a shout if you'd like to chat sometime.

Congrats @Steven Whipple! You put the time and effort in to learn and be open to all types of deals and it worked! I'm really happy for you, the first one is the scariest, it gets easier to assess deals every time after that. And there will always be hiccups, but keep going! @Ali Hussain Hi! I recently came across this scenario and the answer is no. Even if you are a VA eligible buyer you cannot assume a VA loan with the intent of renting it out as an investment property. We went to the VA for this answer so this is not just the opinion of a lender or agent.

Wow @Derray Quarders! Congrats! How did you find a property in Nampa for $100k?! That's awesome! Is it a single family home? How much rent are you getting for it now that you have it fixed up? You should consider an All-In-One loan for this (I see your comment about the cash out refi). It might be a good product for this type of purchase. If you need a rec for a lender that does this type of loan feel free to reach out, happy to share his info.

@Steven Whipple I would definitely agree that in our market doing a BRRRR is a lower risk strategy than flips or anything like that. I'd be interested in hearing about this double wide deal. Sell it and do a 1031 into Idaho! I have lots of clients who have done this just to get out of the CA market. I just read an article that even In-n-Out is closing one of it's long time locations in Oakland because the crime is too high in the area and it's not safe for their employees. If that isn't an option I would echo those who have replied above and make sure you're being sensible about your rent price. You lose way more by keeping it empty than taking a lower rental rate.

Hi @Michael Ellis! I would say starting with a single family in the Boise/Meridian area would be a great start. The small multi-family market here is tight and at least in Ada county the numbers have been making more sense on SFH than multi. If you want to chat more about it feel free to reach out!
