I have the same problem with my tenants. Whenever we tell them, they straight up deny even though there’s a cloud of smoke arising from their unit every time we enter the building. Is there anyway to prove they are the ones smoking?

Hi Nathan, thanks for the note. Yes I’m aware that I can’t evict them till the cares is paying which is why I’m asking when they are stopping. Once they stop paying, I know my tenants are not going to be able to pay and so I can evict based on non payment of rent. I couldn’t find the link for this- can you pls share for NJ pls?

Anyone know when the Cares Act stops paying for qualified individuals? I have tenants that are difficult to deal with and I need to evict. I currently get paid their rent by the CARES Act. I know after the CARES Act stops paying their rent they aren't going to be able to make their payments because it doesn't look like they want to go back to work. After which I can file for non payment of rent based eviction. I am trying to work out the timeline ...anyone know about the end to the CARES Act payments to individuals for rent ?

And were they easy to evict?

Not relevant to your case, but how did the restraining order come into action if you don't mind me asking.

One of my tenants living in the basement units stopped paying after Ida quoting her mattress and some other stuff was damaged. I was at the unit next day and nothing major, really. I mean people have lost lives in NJ due to Ida. Since then she didn't pay September, October and the utilities. She seems to be blaming her post partum depression, non responsive FEMA, etc. Anything I can do at this point to recover rent?

Hello,

I am a landlord in NJ and wanted to move in myself into one of the units. I gave the tenant two months notice in June stating that I will be moving in September 1. They didn't move out and said they would continue to stay there until the end of their lease which is October 31st. I called them day before and reminded them that I had sent a Notice to Quit. They said they wouldn't move out. I think I will have to file for eviction. Does this classify for emergency eviction since I need to move in? I am also having mental stress issues with my husband and before we part ways, we wanted to live separately for some time. I will also have my parents living with me since my husband doesn't like my parents living with us. Any suggestions?
