I am sueing one of my tenants for non payment of rent. The default judgement date is 11/19/2021. After that I was advised to file a Writ for possession and then File a Motion in Special civils Part. Is this the right process? Can someone with experience please advise on how to levy the bank account of a person through the legal system? Thanks so much in advance.

Anyone heard of services like Choice Warranty that take care of any maintenance items for your houses like heating/plumbing/sewer/water issues/appliances, etc.? They have a flat fee for service charges (~75 per visit) and an annual subscription fee of around 600. Thoughts?
