@Billy Smith

Yes I am dealing with general contractors.

 Lets think about this so called "winter time discount"  . Good contractors are always busy , material prices remain the same in the winter , employees still get paid the same hourly wage , the days are shorter , and the working conditions are worse . Why would a contractor charge less? Especially the roofing contractor who is doing all their work outside . If anything prices for outside work are a bit more expensive in poor working conditions .

agree with all points,

guess it's a demand supply market thing...

 I am hoping for some winter time discounts;

Thank you.

I will get more bids for sure.

the total renovation cost(for items I did not list here)  being quoted ranges from 25k to 44k.

Hello ,

I ve acquired a property in central PA and am renovating it before renting out. I have bids from 3 contractors so far and am getting big variations between contractor quotes.

Wondering what the approximate costs are in Central PA region.

1) Roof replacement(including front and back porch roofs) is 22 square ( got quotes ranging from 7,000 to 13,000 $) - how much should I expect to pay

2) Flooring -  approx 1700 sq.ft of LVP plank flooring after removing carpet ( from 3600$(material separate)  to 7800$( material included)-

how much should I expect to pay

3) The home is grounded to plumbing i think ( its constructed in 1960s).  Most electric sockets are 2 prongs. Some are 3 prongs.

To change all 2 prongs to 3 prongs , I got quotes from $1170 to $ 3500) .

Would appreciate from average ballpark figures for these things.

Thanks.

Ani.

@Jarod Dudley

Thank you.

Great points.

I've reached out to a couple credit unions- seems like  some of them only lend to specific counties. One credit union had an unbelievably low rate of like 3.25 for 30 years- but doesn't lend to the county where the property is.

I was able to find a bank that brought the rate down to 4.25 with no points, 25% down 30 years. Looks good so far. Their closing costs seem less than the broker I went with before.  I might stick with them for future deals if this one goes smoothly.

@Joe Splitrock

That makes sense. I am considering paying cash.

I have a citibank credit card- they have an option to look at your FICO score.   Thats where I got it from.  Not sure how accurate that is.
