Hello BP, I have a home in the center of town in Oneonta. If anyone can recommend a great contractor that conveys professionalism, time management skills, building expertise, good prices, and great work that would be great. On a budget, so please no outrageous quotes. Thanks! Stats: fixer up A lot of aesthetically interior and exterior work needed. New BR and kitchen Paint all room All floors New doors Paint and replace wooden shingles outside Clean up yard and brush Possibly build a new driveway And more.

 (Fully LICENSED and BONDED) His cell number is- six one zero-six five three three nine three nine. 
(Sorry BP wouldn't allow me to put #) I would like to refer my contractor Danny because he saved me from a mental breakdown after dealing with two extremely unprofessional contractors. He helped me out big time right when I thought it wasn't possible. We actually met him in Lowes, I figured just another contractor trying to make a dollar off of some investors from New Yorkers!! But I was desperate and gave him a chance, and BOY was I wrong. He's amazing and I could be critical and very anal with almost all of my projects. Trust me you may think twice when you see him, but don't judge he talks fast with a strong Philly accent. But his knowledge of all aspects of home repair is phenomenal and his work is perfection!!!! Fair warning he loves to talk, so we got to know him well very quickly and respected him even more. Turns out, he's a devoted, hard working father of 5 sons (the older 3 sons work for him) Danny lost his wife last year unexpectedly. He literally lives to work and works to live for his family. They are so good and maybe I'm use to NY prices or greedy philly contractors, but his prices are damn good almost shocking good. But like I said he knows everything from roofing, electric, plumbing, floors, etc, name it him and his boys can do it and know exactly how to do it to perfection. So give him a try if your looking for a great, honest, and diligent contractor. just paying it forward... Text and call him, he answers text and calls but depending on the job he's on will determine how he gets back to you. Good luck, hope this helped!! Tell him Pat from Pennhurst street referred you. Good luck in Bk, I live in Howard beach and my family is all from east NY, Van Siclen Street. If you find a deal that a hipster or a wealthy rabbi hasn't bought yet, PLEASE lol let me know. Brooklyn is just about untouchable at this point. About 3 months ago, I had to look and take pics of some foreclosures in East NY for another investor. They were condemned with black mold and new found homes for every squatter in the neighborhood. Would you believe I went home that night and comped out about 5 of the homes I had to go in and they were already in the mid 5's. This is in East NY!! The last place you would think housing prices were even in the 400's. But, Queens has possible potential,the Rockaway's is cleaning up and climbing up quickly. But again hipsters are already starting to take over, which means prices fly high. Queens also can be difficult unless you find a property that hasn't hit the public yet. I started out investing in the Bronx due to the fact I was born and raised there for some time. It's the boy rough over the bridge that I feel people on this side forget about. But it has the most potential out of the 5 I believe and Staten Island I personally don't care for when it comes to investing (that's my own personal preference). Then I skipped over NY and headed to Philly where there is so much potential to make money in the right areas. Now actually as of today I got an accepted offer and I'm heading upstate close to major universities. Again, I study and research all areas and this is just my opinion. But, I don't see any good steals coming up at this point, unless again you get an inside tip. If I can be of any help let me know, I've been investing for about 3 years now and had to make many sacrifices to start to make money.

I believe the better way to succeed even In a business that semi runs itself, is to enjoy knowing and understanding as much detail about the business as possible. To say “I don’t want to know the details – I just want it to work" is not for me. It would eat me alive because I have to micro manage every aspect of my business such as my RE investment company. Although, people do reach business success with both approaches. I invest in passion and motivation not in dollar signs and lack of a better word neglect. I couldn't get buy into a franchise that basically dictates how you run your money invested and business or in many cases the people you hire to run the business. Money is motivation but with all due respect the lazy sit back and hire people to run my hard earned money/business approach isn't one I would follow.

Hello BP!
I want to purchase a foreclosed home but I am a bit afraid of foundation issues after hearing what listing agent told me . The home is on a hill, actually more of an elevation, not too steep at all located on a high traffic main street in town, and I was a bit afraid about the foundation seeing it was also built in the early 1900's.  Any advice or thoughts at how much work I could be looking at with foundation only on a part of the backside of home. I'm not worried about baths, windows, roof, doors, etc. I am use to that stuff with my other rehabs.

Its a great deal with high comps and next to two major Universities. Any advice would be helpful.

Easy...Hire new agents! A bonus isn't going to sell your properties a professional, motivated due diligent agent is whats going to sell your properties. I'd love to hire a $1,000 bonus to sell my home but unfortunately my only choice is an agent with a selling fee of 3%. Hire agents who are hungry enough to network, advertise, eat-sleep, and wake up with the intent to try every outlet possible to sell your properties. I understand the slow market in your area, but it is inevitable for people to not buy homes no matter how slow the sales are. Agents just have to market to the right populations. Real estates fuel is driven by the 3D affect...death, divorce, and discomfort. There is no slow market out there that can stop the 3D. A bonus to encourage an agent to sell your properties faster or sell in general in a slow sale area isn't an agent I would want working "for me." This is their job/career If they want to get paid like you want to sell, believe me they will bend over backwards to sell a home and search for the most suitable buyers without a bonus. Hope I wasn't to blunt, Just my opinion as a former agent and present investor.
