Chris Seveney Hey, thanks for the reply. That's what I assumed. My neighbors husband actually called Homebridge financial services on speaker phone when I was there last week. The rep who is assigned to their personal case indeed said they suspend payments while the owner waits for a decision from the underwriter. But, there has been no payment plan established, and all payments have been suspended since February 2016. Honestly, something seems very wrong with what this company is doing. I asked a couple of friends who work at banks and they also said they have never heard of this happening. Someone at some point dropped the ball and it seems more like a calculated way to send them spiraling straight down into a full blown Forclosed. Should I advise them to seek an attorney? Does Homebridge Services benefit from taking there home away from them by foreclosure? I have heard different answers. Yes because they make money by taking the house away from owner and no because lender doesn't make much profit and it's more of a headache for their client to go into Foreclosure. Again, I apologize for the lack of knowledge on this topic, I buy foreclosures I never considered the detailed process prior to foreclosure. I know the main gist and basics of the process but again not the detailed version. I also think it's absurd they aren't able to pay any payments until a decision is made and a decision hasn't been even close to made in 7 months!

My question is when someone goes into a loan forbearance, why does the loan company put a suspension on payments? My neighbor at one of my properties in PA missed 3 mortgage payments. Her mortgage company gave her a forbearance option, she has been in the application process for 7 months and is not able to pay any of her monthly payments. Every month they send her a letter of completion of her application and to await a decision. Then a week or so later she will receives another letter stating more information needed for decision. Her husband and her are nearly $10,000 more in mortgage debt due to the suspended payments. I believe she should consult with a lawyer at some point. It's almost as if the loan company is buying themselves time so she goes deeper into a hole of debt to the point her and her husband won't be able to catch up in payments. I saw the letters that were sent to her and they are all redundant and asking for documents she has sent already. I have never seen this happen with loan forgiveness, then again I have never been in Forclosed and know very little of the forgiveness process. Believe me as an investor I would love to swoop in and buy the property for peanuts, but they have been great neighbors of mine and my tenants for years. They are an elderly couple I told them I would ask around to see if I can figure out if this is standard procedure. Any advice would be helpful. Thanks!

Or just call you don't have to give a referral. would like to refer my contractor Danny because he saved me from a mental breakdown lol he helped me out big time right when I thought it wasn't possible. 2 contractors from Hell prior...first one, paid him in phases he basically took the money and made things look pretty until you actually looked carefully at his work. He rigged everything even electric was so bad I was a couple of mixed wires away from a burnt down home. Second contractor was great also, fast efficient, and great prices (not as good as Danny) Only issue was immigration felt it was better he went back to Honduras rather then finishing my home. Needless to say, made up name, company, and license. Here today gone tomorrow! Then finally out of no where we meet Danny at the local Lowes lol our savior. First impression was he talks to much to not be bulls%*#ing us. I figured he was just a good talker that needed to make a dollar. He is a licensed contractor and bonded. Anyways, I was desperate and gave him a chance, and BOY was I wrong!! He actually just likes to talk a lot. Trust me you may think twice when you see him but his knowledge and work is perfection!!!!I knew his entire situation when he came one day for an estimate. Turns out he's a devoted, hard working father that lost his wife last year. He has 5 sons that he supports on his own. 3 whom work with him. They are so good and possibly I'm use to NY prices but his prices are damn good and knows everything from roofing, electric, plumbing, floors, etc, name it he and his boys can do it and know exactly how to do it. I like him so much I even rented out a home I was planning on selling to his older sons. I believe it is route 9, they are up the line on the taconic. Orange County is a large county, would you mind sharing some advice as to which towns in OC is the most profitable or up and coming boom. I would love too do some research. Please don't feel obligated to share, I totally understand if you don't want to. You could also in box me if you like. But again, I understand if you rather not say which areas are most profitable right now. Thanks

Thanks everyone for their great input! Sorry for the delayed response my computer was crashing and took about 3 weeks to repair! I figured south just from allmy research. Although, seeing north is pretty run down, I could see a possibility of a minor expansion North but not far enough for me to invest in a flip or rental for students. Im not confident enough rentals would be that desirable more north, and if I'm not confident enough and have a gut feeling I think I'll pass!! Thanks again for the feedback :)

Ok I know exactly where that is. Right past Harriman, Orange County Choppers!! Lol I grew up in Westchester. Real estate is untouchable in lower WC at this point. But that's interesting I never thought to look into Orange County. I do believe though upper Westchester such as Cortland Manor, Yorktown, shrub oak, Etc is slowly climbing up the property ladder. Many city people, lower Westchester, and Bronx families are making there way up north in that direction. Also, I noticed parts of duchess are up and coming and many towns are already there. I invest in philly would love to grab some good deals closer to home!

Great advice guys! Pretty much what I assumed. He agreed to partially fix some of the issues with the inspection. So basically he most likely is looking at a lawsuit if he doesn't go through with the sale. They already said to his agent they are going to get a lawyer. Someone told him to drag out the repairs and let the contract expire. Another buddy of his did it and the judge threw the buyers case out. Disclosure: As an investor I have to mention, in NO way do I operate my business in this manner. Lol Sorry just had to note that, because I do not agree with my buddy's actions and I keep my investments as professional as can be.

Hello everyone, I am a real estate investor from New York that made my way down to the outskirts of Philly PA. I have been buying and selling the past two years. I introduced a friend to the Philly market and he immediately went all in as well. I know NY laws with breach of contracts and closing, etc, but not to sure about this situation I'll explain now. Here's my question: My buddy bought a rehab and it was put on the market 2 months ago. Found a buyer and seller and buyer signed contracts. The buyers have been very difficult in their demands with the inspection and keep moving the closing back. They want the most ridiculous things fixed in the house on sellers dollar. Anyways, my buddy decides to take the house off the market after signing all contracts. I don't believe the contract states he has any contingencies to refuse or break the sale. Can the sellers in PA sue for breach of contract. Any advice would be great! Thanks.

Just curious of what other people's opinions are about temple University's north side of the campus? Do you think it will eventually build itself up? It's still sorta run down but does have certain attributes that makes me curious if it is up and coming. Thoughts??
