Hey @Eric Kim welcome to site. There's a lot of information to be learned here. Unfortunately, I can't answer your questions as I am new to REI myself but am interested to see the success that you will achieve. I'm actually not too far from you across the gw and work in the city as well.

@Andrew Lisi better late than never.  We have to remind ourselves that we should never use our children as cruthches for us not taking action.  It should be the exact opposite, taking action and calculates risk so that they may do the same in their lives.

So finally decided to take the first step so that I can start learning my local market.  I created my profile on Realtor.com and set my criteria for a multifamily home within 20 miles of my current zip code (10459) and will start analyzing 1 deal a day in order to familiarize myself with my area.

To me this is a success as it's a beginning.

I tend to agree with DR on the debt snowball, emergency fund, and some other items.  I will admit as noted by some of the member's here he definitely is a preacher and that is what he does.

As some one who has a difficult time in acquiring a full house payment I think that in order to be successful in RE then you have to be some sort of leverage and with rates being so low how could you not.  I am paying off my debt and am certain that I want to pay off my CC but to think that I should pay down the 2 and 4% student loans is a bit hard to accept.  Also thinking that I should pay off my debt and not invest in my 401k is impossible to me to accept, I kindly disagree with waiting till baby step 4 for this.  I mean I get 6% for putting 8% in which is not a bad return.  My company also has a gracious stock plan that I purchase $9 worth and they give me $1 I can't say no to a guaranteed 11% return.

I did do the mistake of convincing my better half that debt is bad but now I have to switch her mind to that of knowing and properly applying good leverage.

@Stephanie Minor I'm new to investing myself and am interested in the same area you are. My search radius is 50 miles and as Im currently in the Bronx, Westchester falls within the search radius. And WHO you telling that these homes are priced extremly high, I am on a 3 to 4 year plan just to save for the down payment even with a FHA loan. The strategy that im looking to apply is similar to yours #househack!

The best way to learn the area is to network with people who are in your local market, which may begin simply by finding a local REI club (go to Meetup.com, you may find something here) setting up keyword alerts here that may let you know when people post about Westchester and you may connect with people in your local area.

My initial analysis as to where to buy usually begins with the # of schools are in the area and how they are rated.

@James Balser You have came to the perfect place to learn. There are a ton of ways that you can get into REI and BP will help you learn where you'd like focus on. Real Estate is very diverse and has a lot of ways that one can achieve Financial Independence. I would suggest to start listening to to BP Podcast, the #askBP, Read the Absolute Beginners Guide by

I am still in the learning phase of my career and will be here for at least two years as I have money I would like to save some cash for a down payment for #househack.

@Sam Dal hey sam, I don't have any suggestions but some kind reminders.  Even though this is a small job, spend the time vetting who you hire run reference checks and ask for multiple bids.  You want to make sure that the contractor will work for every penny.

@Canny Almonte glad to see you took action and posted on the site.  As you've lurked I'm sure that you have found that this site is beyond useful.  I mean the podcast, the blog, the webinars, the forums the resources are endless.  I'm glad to see someone else from my area.  Where in the Bronx do you focus on as an agent and as an investor?
