@Dyryl Burnett funny you posted this, I was just looking at a licensing class myself.  Primarily as I was listening to a #BPpodcast and it was suggested that if you are low in funds to get your license to learn the market and network.

Also as I have zero practical experience this may help me learn things and maybe even avoid certain closing cost.

Welcome to the site @Christopher Pray.  By writing down your goals, you have already set the motion for success.  I wish you the best.

I would suggest to add learning goals to your list such as listening to one podcast a day, reading the Absolute Beginners Guide to Real Estate and any other books you can get your hands on.  Start meeting people at local real estate events it will provide a clearer direction for your Year 2.

I have to say your commute to work is a bit much, I say this as the most I could do is an hour.  Yonkers has a ton of places to rent and if not the Bronx is only 30 minutes away and probably cheaper or the same prices as Jersey City (I will admit no night life here)

@Terrell Sapp Congrats on the accomplishment.  Setting a goal and achieving that is great.  I am not a licensed real estate but you are a local guy, Bronx Guy as well living in the Claremont neighborhood.  What area are you in?

I actually have less experience with you but know that REI is the way for me. When I do purchase the first location it will be a 2 family home, that will rent one while living in the other #househacking. This will hopefully result in the decrease of my monthly rent outflow which will allow me to save for the next property.

Please let us know which firm you decide to go to.

@Karen Bickford and @Aaron Montague I'm so glad that you guys are able to utilize youtube...As never owning a home, I fear I won't know how to deal with a lot of things but as you have clearly showed I can utilize youtube to find what I dont know.  I am a visual learned and things have to be shown for me to understand truly understand.

@Angel Rosado I got into REI for a couple of reasons. First because I love investing and tapping into my entrepreneurial juices. Second, I want to change my family tree - I grew up with a single mother who struggled constantly financially - we ate a lot of PBJs and casseroles and I don't want that for my young son. These are great reasons to be part of this wonderful field.  I really can appreciate your second reason being raised in a very similar situation.  My mom worked two jobs just to keep us afloat and barely spent anytime with me, she was doing everything she could.

Having a 3 year old, I have a tough time knowing that if I continue in the active income realm (being an employee) I'll never be able to pick up my son from school and help him with his homework and this is something that I may achieve through REI.

Once again congrats on your recent success, this is the first domino in your upcoming success!

I have a family but I think we may be contributing too much to the 401k? returns are nice I put 8% employer employers puts 6%. Should I stop this and save soome of that as well?

Hi, I'm pretty handy with my hands and I enjoy working with my hands.  At the moment I don't have any technical skills but I am looking to get better.  

I am wondering if anyone uses youtube to guide them to do fixes on the multifamily as opposed to sent to property manager?

That's the same strategy I have been looking at.  From those three area Country Cub is by far the most expensive.  Pelham bay has buses. and Morris Park can be hit or miss.  The thing with the Bronx is that it truly varies block by block.  

I have looked on redfin.com and don't see much for under $300k that doesn't need work.  

I will admit I have not done any performance measures or studies, I will tell you there is a meetup club for Bronx investors. Join there.  I'm hopefully going to attend these sessions to get to know other investors that are in the Bronx.
