Both me and my tennants are interested in a deal to sell my house to them. How would the process look of selling my house to my tennnat? 

Also, they want to not only buy my house buy they want to make an addition to the house and want me to help them find financing for this. Is there a home loan they can get that can roll in the construction costs?

@James Flynn hi James my one rental has been doing well. My tenant are good people and have never giving me problems or missed payments. I hope to buy a second home soon.

@Jonathan Klemm can you get me in contact with wholesalers in the Des Plaines area?

Found a duplex through cold calling high equity/absantee owners. Went to go see the property found the following:

The after ARV is approximately around 110k from comparing other duplexes sold in the area.

Owner has spent $20k in fixing it up.

- new siding

- New backyard fence and porch

- new copper water lines

- new electrical

Roof is 8-10 years old

First floor is 2 bedrooms about 1000 square feet but is not finished. Needs drywall ceiling flooring.

2nd floor is recently remodeled but I wasn’t able to look inside as he didn’t let his tennants know beforehand.

He told there’s approximately 15k of work to be done.

So should my offer be $110k * 70% - $15k?

He’s retired and wants to get rid of it...

I found a good deal (verbally) but a realtor just told me a can’t double close in Illinois. How can I pull this off?

Can I still cold call these sellers before auction date to offer cash for there home? Is the process any different?

I have a list of high equity/absantee owners in my target area. I been cold calling a potential seller seems to want to sell their house. However after driving by the area it seems like the house is in good shape and she has it rented. Is this a house still worth pursuing since it’s not a distressed home?

When cold calling potential sellers and they ask “how much are you looking to offer?” How do I answer this question when I haven’t done much research on the property? I’m mass calling on a list of high equity/absantee owners in my target area.
