What to do about properties that are not distressed

I have a list of high equity/absantee owners in my target area. I been cold calling a potential seller seems to want to sell their house. However after driving by the area it seems like the house is in good shape and she has it rented. Is this a house still worth pursuing since it’s not a distressed home?

Of course it is  might be.  If you're looking at this for a rental, then you need to find out what the cash flow will be...before you can answer your question.  Distressed, or not distressed, doesn't tell you anything.
