Buying from the owner what to look for. First transaction!

Hello, once again I am here looking for help and wisdom of fellow REI.

Seller (it is FSBO property) sent me a contract. Couple things:

1. Closing is 10 days from today, is it customary in such transactions?

2. The seller is a trust, what I can ask the guy to provide that he is an authorize person to sell RE?

3. He checked on contract that buyer pays for title insurance (title evidence) but I know in county where I buy it is seller who has to pay. What should I do?

4. I checked and see 2 years of unpaid taxes should I ensure he pays before I sign?

Sorry if these questions are too naïve, but it is my first transaction.
