@Joseph England that is a fabulous idea. It sounds like that approach has worked pretty well for you. As a beginner, that sounds like a good approach at least until we feel ready to manage the rehab projects ourselves with specialized contractors.

Ok, so both in the mailing and the phone call/deal negotiation, you would not want to imply or mention that you know anything about a foreclosure process occurring. Sounds like this type will not be one of my beginning types of deals! 

@Elizabeth Martinez,  based on what I've read and listened to, for time efficiency like @Christian Kenworthy mentioned, advertising sounds like the route to go for general motivated sellers/high equity, not necessarily pre-foreclosures, and start small with volumes that you can handle in terms of incoming phone calls to screen, then put them on a schedule of repetition and follow up over several months.  One book I have read that was helpful was "The Art of Wholesaling Properties" by Aram Shah and Alex Virelles.

@Brian Mathews thanks for your input. A BP podcast rehabber had mentioned this approach because he had been burned waiting 10 hrs all day for contractors that did not show. I personally have been an Angie's List member for years for my own personal home use, and plan to use a combination of that and referrals/recommendations from other investors for our first rehab project.

Welcome @Crystal Smith. I'm on the same page as you! Ready to jump in after plenty of reading and listening! I am in the Baltimore / Baltimore county area and we are just starting to look at properties with a realtor/ auctions that allow us access to view the house prior to the auction. Open houses in the area you want to rehab in has been very helpful for usto get an idea of what kinds of layouts, improvements, and amenities are trending. @Richard Bailey thank you for that tip. I was under the impression that local banks likely don't fund rehab flips. I'm planning on using our HELOC partially HML for the rehab costs, or an equity partner depending on the numbers.

Welcome @Elizabeth Martinez, I would consider direct mail first, but if I'm not mistaken, you need to be careful about not mentioning anything about foreclosure in your mailings. @Rich Baer please correct me if I'm wrong! Is it okay at least to mail general "we buy houses" campaigns to preforeclosure lists without mentioning "avoid foreclosure"?
