Sounds like a good plan. try to raise money from friends and family before going to a hard money lender, 2nd see what the banks will offer as a package, 3rd hard money. Looking to see how banking for multi family is done in puerto rico, dont hessitate to post it if it goes through or what decisions you make.

Grant Cardon I have to quote him since I **** on him a lot. If the other person cringes when you talk about money it’s not there fault it’s your fault for not teaching them about it.

Everything’s a process.

2 things that keep the investor motivated.

Being born poor and acknowledging it and being born in the greatest country in the world. That’s luck (Warren buffet)

The mistakes people make in there early years of investing is (I Did) is thinking everyone wants to hear about it. (People mistake your confidence for arrogance)

What this learning process taught me was that if these so called (family members, friends, girlfriend etc) can’t get on the bandwagon then stop and think, if it is worth it to continue. Only start talking about business when someone asks and then start TEACHING them about what you do. One way to reach is to buy the RICH DAD POOR DAD GAME. GETTING OUT OF THE RAT RACE.

Those that don’t understand or care. My suggestion is to cut communication quick. These are the types of people who will suck the entrepreneurial energy out of you and make you doubt yourself.

Go make a billion dollars and help end homelessness. you’ll still have haters. But hey that’s what’s it all about. Motivation

Unfortunately its the sign of the times. Hope grant Cardon hasent influenced this platform. anyone Watch the recent Rich dad poor dad podcast with Robert Kyosaki and Grant Cardon. It was suppose to be about real estate investing for begginers and ended up being a promotion and marketing for grant and his property. what a disaster.

I've Dealt with this issue before i solved it by buying the blinds and then raising rents.

Congrats....

I would self Manage, Theres no point in getting a PM with a duplex, thats going to eat up your cashflow. Youve made it this far might as well Self Manage since that's where the money is these days. It will be exciting for you, gaurantee. another option if you want to strike it rich is to look into turning them into condos check to see if you can split the water meters. Boom you've hit the lottery.

I’m sure the property has appreciated by now. Put it back on the market and sell. Other wise she’s going to eat up the cost. If it was approved by section 8. She should be all set and enjoy the cash flow from steady section 8 income. At this point no reason to fear.

It’s 2021 in mid 2020 I started asking for First Last and security deposit. Thanks to the stimulus checks being sent.

What’s the law that the landlord has to pay back from a broken lease?
