Lol banks don't like to lend on LLC. You've been talking to the wrong people or the wrong bank. If I where you wherever you got that info from unfriend that person or change banks. The difference between an llc and your personal name is the liability. Other then that a bank likes cashflow it doesn't matter what entity it is. But I personally have a relationship with two commercial banks I would suggest community banks. Llc will require 20% down compared to personal loan which is low interest but the banks will require blood and stool samples. If you have all your ducks in a row. It shouldn't be an issue. Go with smaller community banks try 5 banks in a row in a weeks span so that's what's allowed to not have your credit get dinged. Talk to a lawyer about making theses changes it's the cheapest money you will spent on change over. Hope that helps. Make money

Well congrats Bruce on your first start. Most don’t end up as successful as you. Now the question should be I did a one family home what about a two family or three family or 4 family. Start thinking bigger and if that scares you start thinking creatively how can you acquire single family property and flip them or wholesale them. I’m not a single family guy never been never will be. But the goal should be to leverage your equity to maximize your return. Also the rule is if your not living for free then make sure you do what it takes too. Keep it up. And make money.

Get your LLC and start investing. America has no jurisdiction on having an LLC or any Corp. talk to a CPA or lawyer to set it up. Pretty simple

Let me Clarify since I didn’t read some of the other post on here. The gentleman in question is asking to withdraw he’s not saying to close his 401k. I would definitely take out a loan on the 401k to pay off high interest debt. 20% and over in high interest, compared to a 3% or 6% interest reverse payment back into your 401k that your basically paying off yourself if your 401k was like my program. That’s a no brainer. 

But I would suggest also to refinance all of your equity out to buy Multifamily and only (( Multifamily))  that’s the only reason to refinance, what do we have these days low interest rates lots of printing of money inflation which rents will be going up I can go on and on and I can get creative  but the old days of getting a job getting a pension saving for retirement are a thing of the past  start thinking creatively to acquire passive income. Leverage your equity to the hilt. Whatever that means  

First rule of equity would only be  used to build new equity or to invest in cashflow producing assets. 

Second Rule is to never break the first rule. Hope that helps. Make money

Just offer to put up more of a deposit and or a non refundable deposit to the seller. Seller is just not wanting to waste time so if you can put up more of a deposit or see if he can hold the note and option it out. Or see if he will structure a interest only term with you while you work on either raising funds or better yet talking to the bank to do an interest only rehab loan for 18 month. Lots of ways to skin this. Good luck kick *** get it under contract.

Why not refinance and take your initial investment out. And do a lease purchase to a buyer for 3 or 5 years. You’ll definitely make more money than gifting. Hope that helps. Make money

. I read of those companies that are the providers of the cell towers and price points kind of seemed confusing. Thanks for the suggestion.

As I’m driving in Mass Pike with no traffic which is beautiful having the road to myself  and feeling like a road warrior (HA) i noticed cell towers after cell towers after cell towers on all the building and houses and churches. Now looking into investing in them since all the talk of 5G.

Has anyone on BP invested on CELL Towers?

Has anyone installed Cell Towers in there personal Properties?

How much did it cost?

Is it per square foot?

Are they all leased? Can you purchase?

Seems like a good investment
