My guess is that your knowledgeable with the handy so my advice is buy a c class property in a c class area. Your margins of profit will be higher. Just a tip from a c class Invester it's only a bad deal if you can't maximize your leverage. So aim high. Buy a turn key property and rehab the inside while getting paid. Bottom line

lol just explain to the inspectors I'm sure they'll understand and a lawyer will be the last thing. Holding cost and adding a lawyer on top of that lol. Good luck

great points. So what your basically saying the small guy once again being destroyed by big corporations. 

 If real estates becoming so sophisticated for the average joe to comprehend. What do you think will be the next trend.

this sucks but keep your head up and your emotions in check. Remember your goal is to complete the task at hand. Once you complete I guarantee you'll feel satisfied. Remember there's lots of options for a completed property.

if you want to go second hand. I recommend international appliances Nelson is the owner. I buy all my appliances from him and save a ton of cash. 3 month warrantie and all my appliances I still have going on 3 years for washers and dryers and going on 2 years for fridges and stoves. I highly recommend. He's in RI so close for you to see.

great post. Finding great help is hard but time and patience is a prerequisite in this field. I have to patience so I had to hire someone who had (GC/real estate agent) I have no negotiating skills so I hired someone who had (real estate agent). Hired a supervisor (GC/real estate agent) do you get my point. I rather spend time looking for the deal than thinking I can do it all cause I don't want to. There's better things I can do like choosing colors for walls and what kind of flooring. So my advice note and write down your vision of the place and dot your eyes and cross your t's. Gd lk I know you will get this done post pics.

I didn't read everyone's post but I just finished a rehab that had to fire the first GC and look for another one. To say the least if this a 1 or 2 family in Massachusetts the owner can pull permits. It's only if it's a 3 and above. Which I did buy a triple decker and couldn't do the work myself. Finished the project but not upto my standards. So now I know I need to be present at all times. But keep looking. There's apps that help with this.

I also just finished a rehab. But it's not a flip. To say the least I fired the first contractor do to not pulling permits I hired another contractor that wasn't on the job and let his subordinates handle things. I picked the worst house in the city. Why you might say. Just so what could go wrong will go wrong. And everything went wrong. And that was the beauty. Now the place is finished which is a triple decker. I've accomplished a major goal. And now looking for the next one. The experience priceless. I found out what I needed to grow in an learned many new skills. Life is great. So Mathew my advice is to go to real estate meeting and constantly eat crap and sleep Realestate.
