I would fix it not replace it if your selling. Fixing usually last between 5 to  10 years. Don't be fooled by thinking your going to get your money back when you sell. Hey you can  always look at it like a marriage if it's broke you can fix it but if it's broken than replace it.

feel free to lay it on me. I refied my house and looking for my building complex. If it looks like I'm not able to meet what I'm looking for I have an investment property that I can pay off and make a little more in profit than what the difference I'm paying in my new Refi. What to do. Any suggestions?

lol. Well it's going to be a renters market and with rents that not many people can afford expect lots of subsidies handed out. But if you do your do diligence it's usually a win win.

I'm looking for a golden nugget. I'm not trying to turn water into gold. Massachusetts. Looking an hour and a half out of Boston.

I have a criteria for section weight tenants. Family husband and wife with kids. Both parents working or atleasta husband. Legal or not if you put the wrong tenants inn your property with out proper (VETTING) it's your fault and if your real estate agent agent puts in a bad tenant it's also your fault. It's a renters market. Section 8 is great as long as you take the proper steps.

I just Refi $120k and looking for over 12units but most of Massachusetts Realestate seems to be almost at an all time high. Any thoughts on where my money can go far. 50% rule is a must.

curiosity killed a cat. But in this case it can kill your wallet or inflate it. Curios also since Baltimore has been hit with bad publicity. What's a 4 unit building going for in a c class area
