Not everyone in bankruptcy is motivated.   I marketed to Chapter 7 & 13 in my area for a year and was surprised at the low response.   There are deals when you catch them are the right time.   Most of the Sellers I talked to were battle hardened.

On the ones I closed, we had to wait for the court to approve and sign all the paperwork.

Here is my quick and ez script

"Hi, I am calling about your ad/sign/property/etc.  <Pause> 
I am an investor.  <Long Pause>
Has it become a headache?"

Been using it for years. Response;
1) Yes ! (motivate seller)
2) No  (are you a cash buyer?)
3) hang up (keep dialing for $, its a numbers game :)

Best way for commercial is to call and chat it up with the owner.   There are some ways to find "True Owner".   Set up a data base and keep in touch with Owner.

Bigger properties, you will need to develop relationships with property managers, construction, appraisers, etc to generate leads by networking.

Amy, I would hop on Loopnet or any commercial website and find area FOR LEASE listings.   Most lease prices are at market.  Once you drive them, you will get a good feel for value.   If the building is listed, as the broker.

I am getting some response in finding commercial tax delinquent owners with skip tracking methods, calling them and chatting it up.

- How much of a credit score is recommended to start?   I would start with a mortgage broker and get your lending set up if you want to buy at retail prices.

- How much initial capital is needed?

You normally will need 20% down.    

- How to receive private lending?

Check to see if you have a Self Directed IRA company near your is best source, other then that any big REI meeting.
