Send a post card once a quarter with "We Buy Houses CASH" etc.    

I suggest sending about 500 cards a week to MOTIVATED Sellers.   You will get about 1% to 3% calls.    Screen the Seller for motivation, visit about 20 home and make offers and get 1-3 deals. 

I would offer $80k CASH or ask for Seller Finance at close to their asking price.   Also, your CF analysis did not include repairs.
