@John Yanko Welcome to BP!  It sounds like you're in the perfect position to pick up a multi-family property as owner-occupied.  That way you have a place of your own, but you rent out the rest of the units to cover the mortgage payment, insurance, etc.  The only catch to that might be finding anything with the 3 car garage you were hoping for.

Either way, BP is a great source of information.
