Wow, that's pretty tough pricing point/criteria.  You sound like an awesome Father.  Both your intent and thought is super admirable. Only thing I can possibly think of is to start a general search with that pricing point in the Deep South and maybe you'll find something after a lot of clicking.  Good luck!  P.S. fond memories of Hermosa Beach, lovely area.

I'm sad to see that you've received no replies in 5 days.  Hoping this "bumps" your post.  On a personal note, I can't tell you how much I've despised the flood of tacky "We want to buy your house" junk mail I've received over the years as an OOS Investor..

IMO Zoom and old school phone work well for networking during Covid.  I've chatted with several fellow investors just to compare notes/experiences - amazed at how generous they've been with their time and tips.  Really underestimated how enjoyable it would be, commonality allows for quick rapport, and how much I would learn.  My suggestion would be to answer, when applicable, newbie posts since you now have some skin in the game.  My other suggestion, when issues come up, is to continue to ask "how do I" questions.  Pretty sure you'll meet some amazing people along the way and expand your network.  Rome wasn't built in a day.

Suggest researching cash-out refinancing and 1031 exchange.  The realtor you already worked with, assuming that they were good, might answer this question better than I can.  Good luck!

Will really speed up replies to your post if you share what city/state this is in Dwight.  Loan that relatively small is an issue.  Are you looking to flip it or buy and hold?  If the former, consider researching a personal loan as you have high credit and it might work?  Just have to really, really crunch the numbers extra as the interest rates on personal loans are much higher.  Really wish I had a better suggestion.  Best wishes.

Off hand that I'd say your expressed pricing point is Mississippi.  I'd suggest running a forum search for Mississippi.  MULTIPLE posts about successful deals under $100k in that state.  That being said, please don't limit your search based on my quick thought.  Many Californians invest OOS with financing - suggest you start networking locally as well.  PM me and I'd be happy to help you more specifically.  I'm not a realtor or property manager, but I'm happy to share information.  * When you've narrowed down which specific cities you want to invest in and repost, you'll find there's many responsive local Realtors that will be eager to engage with you.  

Darryl, congratulations on your SFR success and your great credit score. Wish I could offer more than "start calling Commercial Lenders". I'm betting you put a lot of leg work and effort into building expertise in SF, humbly suggest the same persistence in your next level phase within MF. GOOD LUCK!
