Post: First flip looking for outside advice

Hey everyone just looking for some outside opinions; I am a month in to my first flip and I'm doing the remodel myself and up until a few days ago i was working 40 hrs a week so I have not got as far as one would hope for, although I have got a significant amount accomplished. everything is completely demo'd and its time to start putting it all back together. There are definitely some times where I'm scratching my head trying to figure out what to do first and basically all the newbie stuff I guess. Anyways I am changing out the Windows and want to do it while I still have the dumpster(3+wks). I was thinking Lowe's or home depot for best price, if any one knows of a better source it would be greatly appreciated. A, when i spoke with some worker at Lowe's he took my info down and said he would give it to a higher up and they'll call me in the morning. in the midst of our brief conversation with this employee he asked if i had a license.. any advice from anyone when it regards permits, licenses, etc. would also be appreciated

Hey everybody I live in Fort Walton Beach and have been looking around for both buy and hold and flip potential properties and it seems that FWB is kinda a hot market right now with these construction crews buying up all the houses and tearing them down. I have came across a few properties up in Crestview that are just priced crazy compared to anything in FWB. I am wondering if anyone here has any buy and holds up there and if so what is the rental market like up there? Is there a higher vacancy than normal? Are the market rents up there crazy low or something? Anything that would make it a bad investment? Has anyone done any flips up there? Are these houses not worth anything even after they are fixed up? It seems you can buy 4 or 5 houses in Crestview with the amount of money you could get an REO in FWB for. My partners are shying away from anything in Crestview partly to do with the drive time it would take to drive there and back every day to fix it up and also when its time to rent it out. But I feel like if i can get a house for 15-20k and fix it up and rent it out, even if it is a couple hundred bucks less than a FWB rental then the numbers still work out much more favorable than paying 75-80k in FWB. If anyone can please shed some light on this for me it would be greatly appreciated!

Hi everyone it has been a couple weeks since I have been active on the forums due to me moving from Orlando back up here to the panhandle- Fort Walton Beach. I am having trouble finding any deals, all the big wholesale companies around here are mainly in Pensacola :/  But mainly I am looking to get in touch with some local investors and possibly learn how the market works around here and how to locate good properties. I look forward to any responders and growing with this community!

@greg h. I understand the issue of the seller reaching out to a realtor as being somewhat questionable. What I am referring to as 'haters' are all the people who are attacking the OP for coming out ahead in this transaction 16k and almost seems they are also attacking wholesalers everywhere as ripping sellers off by getting a piece of the pie. I completely understand what you're saying and I'm not necessarily going after you. it's the people who feel they are mightier than the rest and try to put down wholesaling as a means of income that has me interested in putting my two cents in.

Woww lol I never realized there were so many haters in this community. I don't see any reason at all why the buyer would be upset with what you made, of anything maybe impressed. The buyer, I'm sure, sat down and ran the numbers and made a conscious decision that this deal fit the criteria required for him to invest in it. The seller was obviously motivated enough to just want out from under this property and did not care to go through the whole process of reaching out to a realtor and listing it. Ramon, good job and thanks for sharing I found this story as a great motivational piece! I hope someday I can say that I made 16 on a wholesale deal.

Hi everyone I noticed a post last where somebody in theOrlando area was in need of a reputable Glass company for his flip. I currently live in Orlando and work at a glass company in altamonte springs. I will be moving back to the panhandle in two weeks to pursue real estate full time. I have spoken with my bosses and they promised me to take extra care for and also discount their services for anyone I recommend to them. They are good people, family owned for 30 years.
