Okaloosa- Crestview Buy And Hold Investors

Hey everybody I live in Fort Walton Beach and have been looking around for both buy and hold and flip potential properties and it seems that FWB is kinda a hot market right now with these construction crews buying up all the houses and tearing them down. I have came across a few properties up in Crestview that are just priced crazy compared to anything in FWB. I am wondering if anyone here has any buy and holds up there and if so what is the rental market like up there? Is there a higher vacancy than normal? Are the market rents up there crazy low or something? Anything that would make it a bad investment? Has anyone done any flips up there? Are these houses not worth anything even after they are fixed up? It seems you can buy 4 or 5 houses in Crestview with the amount of money you could get an REO in FWB for. My partners are shying away from anything in Crestview partly to do with the drive time it would take to drive there and back every day to fix it up and also when its time to rent it out. But I feel like if i can get a house for 15-20k and fix it up and rent it out, even if it is a couple hundred bucks less than a FWB rental then the numbers still work out much more favorable than paying 75-80k in FWB. If anyone can please shed some light on this for me it would be greatly appreciated!
