@Antoine Justiz, hey I don't really have any insight for you on this topic as I don't know the market up there whatsoever but I am just curious as to why you said if you were to ever move out then it would cash flow negatively? I may be missing a key point but it seems to me that if it were to ever cash flow negatively then it would be while you were living there, and as soon as you can move out and rent out the extra unit that only then would you get the positive cash flow? I may be wrong and that is the purpose of me writing this, to figure out exactly which piece of the story I'm overlooking. thanks and good luck!
Thank you Mindy! I use BP all the time and it is frustrating when things go wrong-it does stop responding A LOT- but regardless you guys have my business lol but it would be greatly appreciated if it could get fixed! Thanks and keep up the good work, you guys are awesome!

@David Barnett, thank you for the input. Like I said not familiar with the specific laws regarding but I do know that is worthwhile looking into it. You said no more than 4 unrelated students? I would say that maybe a 3 or 4 bed SFH sounds like an ideal situation to maximize cash flow for you Evan. But as you can see, it will take countless hours of research to figure out your exact method. Evan- listen to bigger pockets podcast #140 for some motivation. Good luck

@Evan, hey I think Jerry has the suggestion most fitting for you. you live in a huge college area, you should try focus on that with student rentals. don't rent the unit out as a whole, lease it out room to room. I don't know the whole process but there is a lot of great articles here on BP and also a few podcasts where people are doing this and making a LOT of money! I would look at getting a SFH and renting out by the room. I don't know the market around there but I'm sure you will have a lot better chance getting a SFH with 15k then you would a quad. anyways good luck!
Hey everyone, I am just curious as to if anyone else is experiencing any issues with BP on an Android device? I don't know if it is due to my actual phone (LG tribute 5) or because I have Android, but I cannot tag anyone in forums on both the app and the browser; also I like to play the podcast and just let it run all day as I work, but as soon as I try to go open another app or go surfing the internet for something or another after a few minutes the podcast stops and when I open the app it says 'biggerpockets has stopped responding'. Is anyone else experiencing any of these issues? And does anyone know how to fix this? Thanks guys I know this is kind of off topic

It seems to me that you've already decided not to and I think you are right for that. I mean of course the 70% rule is more a rule of thumb but if you figure up the percentage on this it seems you would be investing in something closer to what we could call the 90% rule lol just doesn't really provide enough cushion for any mistakes or unforeseen costs. I think you should follow your gut and maybe start looking around for another realtor who can show you some of his past deals that were actually deals. And just because this other investors 'picked' it up doesn't mean it was a deal. This other investor might just have more money than brains or just very uneducated. Luckily we all have BP so we have an advantage in means of education. Good luck out there!

Hey Elias I just wanted to chime in my opinion on this one real quick. To me it seems that you are ahead of the game, what would you increase it by if you did? You say they are good tenants and not only do they save you from the hassle of constantly bugging you with problems and minor issues but they also tend to 1100sq ft of property which I'm not sure but seems it might more to hire somebody to tend to the lawn then you would gain from the rent increase. Also you have look at the chance that they decide to move somewhere else and bless another landlord with their hassle free money. You might end up with a tenant that might pay a little more but I'd calling you at 2 in the morning because of whatever comes up. These are just my opinions and assumptions. Run the numbers, get a quote from lawn maintenance and compare it to potential gains. Also factor in the hassle free tenant which I believe can be sort of rare.
