Yes, I agree with the observations of my fellow colleagues above.  It sounds strange that your RE Agent is making things so complicated (or sound complicated).  The procedure should be fairly simple.  My guess coincides with others here - It sounds like his first priority is maximizing his commission.  If something stinks, there's a reason for it.

I agree with what @Robert Laird said.  Persistence is key.  Be respectful, but if there are no comps, he/she doesn't quite know the value, and you have an idea of what you're willing to pay, then lowball.  The worst case, you get a "no".  But you will never know until you ask.  Good luck.

I was just thinking about this also.  My question was more in regards to which price ($0.34 or $0.49) stamps I use for handwritten letters inside standard envelopes.  Any ideas?  Good question to ask @Corey Birger
