Getting ahead of the path might require going further out than you think.  I live in Allen, and prices for 1300 sqft 3/2 in my B neighborhood have gone up dramatically in the past few years.  Closer to the Dallas North Tollway will be closer to urban amenities and style and a lot of growth is being driven by the expansion at DNT and Sam Rayburn Tollway (121).  If you're looking for rehab targets, the character of places like Prosper and Anna is changing rapidly and there might be opportunity.

I would take anything I say about investing with a grain of salt, but I'm happy to answer any questions about the area or what I see.

Welcome @Tom Feret!  I'm just getting started on the learning curve myself, but everyone here's been very open and encouraging.  Good luck on your first deal!

I'm new to the idea of real estate investing, holding down a nice 9-5 as a computer programmer in the Collin County area of DFW. My current priority is building a solid base of education. My current roadmap is toward cashflow, using my income to generate capital and allow for conventional financing for single family buy and hold rentals, rolling up into multifamily and possibly commercial.  I see my next steps as learning who's who, and what's what in my area, while picking up my real estate license to gain the utility it provides.
