the most important thing is getting it at the right price. If your GC walks a property you really should not need an inspector (they do the same thing!) only the GC makes it ok. you should have your personal realtor that will sell the property after it is fixed speak with the GC and look at the house before and after. your realtor should give you before and after pricing. an appraiser is only good if you need a loan, other then that they are absolutely worthless! they are not buying or selling your house.. use a realtor that you trust

I have done a few deals in Las Vegas and that market is HOT!!! It is probably one of the hottest markets put there... 10'-20% year to year appreciation rates it is crazy. the sellers are just as nuts too. getting a deal is no as easy when a realtor can sell in15 days

talk to you neighbors... every time I have ever talked to someone in the they take pride in there water systems.... If your seller does not it is a flag and talk to the neighbors and you will find out the scoop long before you will ever need an inspector!

my company owns rentals in mesa and houston... safe cap rates are better in Houston. taxes are 2-3 * as much and appreciation might not be the same but the cap is 3% higher

8/5/16- Got a new list in from the county assessor!

Reached out to the county assessor and was looking to get a list that had property value, size, the last date sold, last sales price when sold, owner name, owner address, and property address.

The file cost $350 and contained all the SFH in Maricopa County. The file was 468 MB and came in the form of raw data. My computer crashed when I tried to upload the file into excel. I had to send the file to my programmer to see if he would be able to make the file usable in excel. He said that I would not be able to open the file unless there was redundant data to compress the file, my computer can't handle anything over 100 MB for an excel file apparently. Going to take a week to get a program created so I can access the data that I want. Getting the program made for free so I am just going to hope that it gets done within a week and works well enough to use for what I need.
