I'm working on getting away from spreadsheets and testing stessa. Does anyone have experience in the STR with Stessa that would be willing to give me some pointers? I'm using a property manager so I only see the net income in my account but need to show my expenses withheld by pm from the gross. Any help would be great.

I am getting ready to squire my first property with a partner and was hoping to get some suggestions for partnership setups. In the deal I will be going I. With two other friends and we each have enough to put in an equal cash investment, but I’m the one doing the leg work hunting the property, running the numbers, finding the financing and communicating with the rental company. In this situation how would you structure this deal?

When comparing did you factor the additional rents an agent may bring in?  For me I know an agent has a better pulse on the market through the year that allows me to maximize rents high demand times.  I also feel they have a better system for maximizing my exposure to potential guests.

Collins points are one major reason we opted to hire a management company.  We pay a 25% fee.
