Completely agree with @Michael Baum. An STR is nearly alway better cared for than a long term rental. The landscape must be perfect, house perfect and ... you get the point. If I were an investor or home buyer in the neighborhood I would think the house is one of the nicest around.

I’m still extremely green and need some assistance and suggestions. We’re going to be doing some out of state investment and I’m looking at Turnkey options as I’m extremely busy with my other business ventures. Does anyone have recommendations on companies they’ve worked with? I’m looking more in the Southern part of the country. Florida, Texas, Tennessee, and Georgia. Anything will help as I’ve only invested in WA AND AZ in the past.

@Ian M. We had the same or similar transaction downloading issues, some missing, some duplicated, etc. Rather than waiting for them to find a fix for the downloading error, we found it easiest to just manually adjust the transactions for the initial download, then on a going forward basis it has been correct and pretty easy to manage the income/expense allocations. 

Thank you for the help.  I've just began entering these transactions manually.
