Great work on the house hack! I'm also house hacking in Gilbert (Power Ranch neighborhood). I didn't purchase my residential home in order to house hack, but I figured I could cover part of my mortgage by renting out the spare bedrooms. Renting the two bedrooms out to a single tenant which covers more than half my PITI payment (good enough for myself). The rooms aren't that big (wanted a tenant to have more private space than a single small bedroom), they are both furnished (one as a bedroom, another as a study/relax room), and I was only ready to live with one stranger in my house rather than two haha. Feel free to post some before and after pictures after the remodel is complete!

Congratulations on your first successful BRRRR! An investor friend and myself are also looking to buy our first BRRRR in the Valley. What cash flow are you looking at once you get your 2nd unit rehabbed and rented out?

@Kevin Sierra I actually haven't started the house hack just yet. I just finished furnishing my house and will start the process of finding a roommate with it hopefully being rented by the end of October. I am about to leave for a 3-week business trip and so I will be focusing on my work while I'm there. Luckily I live about 5 minutes from ASU Polytechnic, so that might help my chances of finding a good student to rent my spare bedrooms.

I'll try and update you once my house hack is up and running!
