@JD Randall That makes sense to me. I plan on using the BRRRR method, so I'll be on the hunt for fixer-uppers/distressed properties or other types of properties that you can buy and force some appreciation in order to pull out your cash via a cash out refinance. Yep, I am interested in those creative methods as well.

@Geoff Husa You're welcome. Yeah I figured the answer was going to depend greatly, and there wasn't going to be a general consensus that "X method" is what everyone is using to finding deals. You probably just have to take a look at several different methods and figure out which one you think you can work the best/would enjoy working with the most.

Hi everyone!

I am new to real estate and I'm starting to spend more time here on BiggerPockets, whether that be networking, getting educated, or asking questions. I've already posted a New Member Introduction (https://www.biggerpockets.com/forums/55/topics/859266-new-member-from-gilbert-arizona), so I figured I would step in to asking questions in other forums. I'm looking to learn more about my local Arizona markets. My question today has to do with finding deals in the Phoenix Metro area (Phoenix, Mesa, Chandler, Scottsdale, Glendale, Gilbert, Tempe, Peoria, etc.).

How are you finding your deals, specifically fixer-uppers and distressed properties? I know there are many methods out there (MLS/real estate agents, driving for dollars, direct mail marketing, and wholesalers to name a few), but I was wondering which methods you have tried and which methods have led to the most success in your own experience?

@Evan Eberle Oh I agree! Yep, that is fortunate to be working with a new home builder for sure! My current job is located in south Tempe.

Yep, I agree that the Long-Distance Investing and the BRRRR book are both going to be very helpful for our situations. Well the coincidences continue, as I've also read the House Hacking book! Also read the Intro to Real Estate Investing book by Brandon and Josh, purchased but have yet to read Brandon's Managing Rental Property book, and will be purchasing Brandon's Rental Property Investing book and both of J Scott's Flipping/Estimating Rehab Costs books. I don't want to be one of those people who get caught up in reading all of these books and not acting, so I think I'll be reading them while I am acting, as I would like to build my educational foundation.

I agree, getting a happy hour started once things open up would be a great idea!

I would have real estate podcasts in the background while at work, but sometimes I just need classical music in the background to figure out how to do the tasks I need to do. And then I can't pay enough attention to the podcast. So I listen to podcasts while getting ready for work, in the car, etc. But yeah I would definitely do it if you can easily retain it! But I agree, the more you hear about it, the higher your confidence and comfortableness go.

@Evan Eberle Yep, I'm looking on staying in my current house in Gilbert for the time being. I can definitely appreciate the advanced house hacking strategy of house hacking a home for a year or so and then moving onto the next house hack, but due to my current life situation (girlfriend, thinking ahead to a future family), I don't plan on moving anytime soon. And I'm still in the process of buying new furniture, so thinking about moving again makes my head spin haha! So I'll end up staying with the single house hack strategy.

What makes it even funnier is that I bought David Greene's bundle and will be reading the BRRRR book next! I think you have a solid strategy right there. I actually haven't looked into the areas that I'd like to invest in yet. I was planning on starting that once I get a roommate and have my house completely in order (hopefully within the next month or so) before turning all of my free time to learning and investing in real estate. I would like to try and find my first deal within 2 hours of the Phoenix Metro area. Having read David's long distance investing book, I am more confident than I originally was, but I would still feel a bit more comfortable starting off locally and then moving up to long distance. However, if deals are hard to come by, I would be open to branching out into long distance investing sooner.

Hi @Evan Eberle, congrats on closing on your house hack! I will also begin house hacking my current residence shortly. I am also new to real estate, so my only tip would be to look into David Greene's Long‑Distance Real Estate Investing book. I just finished it and it had a lot of good insights that I hope to implement once I start investing long distance. You can get it in the BiggerPockets bookstore, online, brick-and-mortar stores, or rent it from a local library.
