I'm a hydrologist working for a water resources engineering firm in Tempe, so I'd call myself a quasi-engineer as I don't have a degree in engineering (Bachelor's in Environmental Science, Master's in Hydrology), but I do engineering tasks daily.

Hi @Mike Neubauer, I've used Jud Holmes for my personal SFH that I will begin house hacking soon. He's great to work with and I would highly recommend him. He is a mortgage broker and only does 1-4 unit properties, but I think he could work well for you if your deal is 1-4 units. Here's his website: http://innovatemortgage.com/

If you want, I can DM you a Word document that is a "Lender Checklist" I received after buying the How to Invest in Real Estate book by Brandon Turner and Josh Dorkin. The document has all of Jud's answers to various types of questions relating to properties, loans, borrowers, rates and fees, and lender/borrower interactions.

Hi @Sven Segers, I lived in Springfield, MO for 10 years of my life (family still lives there), and while I don't have experience with Springfield real estate, I just saw a thread pop up about Springfield in the link below (you might have already seen it if you have keyword alerts setup for "Springfield" and "Missouri", so sorry if this is redundant information!).

Thanks! Yep, I hope it works out too! Oh wow, that was close, glad you were able to pull through with getting your house! Sounds like you are moving forward with the house hack, so that's good to hear. Yeah I've heard of that dilemma before: Pay off other debts first (car, student loan, etc.) or get started with real estate instead. And it usually boils down to the interest rate of the "other debt" that you'd be paying vs. the rate of return you'd be able to achieve in real estate. So if you are paying let's say 5% on the "other debt" and 10% return on your real estate, it might make more sense to make minimum payments on the debt while investing in real estate. And maybe pay off debt first if those percentages were reversed. But I'm sure you've heard of that answer. 

I'm excited for the meetup too! Yeah, I agree, and I think he was on BiggerPockets Podcast #287. I'm in the 250's right now, so I might get to his podcast before the virtual meeting at the end of the month. Good to hear! If I have any house hacking questions, I'll be sure to reach out! Yeah I think that would be a great idea: learn what each of us did right and the mistakes (hopefully few haha) each of us made and learn from those.

@Evan Eberle Nice, yep my office is near Warner and I-10. I was working at home for a brief two week period, had to self-quarantine after a co-worker I worked closely with tested positive for COVID. I got tested and was negative, but the test results took 13 days and since I had started the two week quarantine two days earlier, my quarantine ended before I got my results back. Oh well haha!

Yep, I agree! I think in the same way about something being "perfect" before jumping in (to avoid risk), but yeah, there is analysis paralysis, so there is a fine line between doing enough due diligence and actually acting on it. Sounds like a good goal! I guess my short term goals would be to buy the last couple pieces of furniture for my bedroom and move my old ones to the spare bedroom for a future roommate so it would be furnished (end of the month), find and sign that roommate to reduce my monthly mortgage payment (end of September/early October), and hopefully purchase my first property (1-4 units) by the end of Q1 2021. Maybe even sooner if the stars align!

That's a good idea, just accepted the LinkedIn invite! I'm glad that meetup seems to be less focused on selling and more focused on educating and networking, as I haven't attended a real estate meetup before, so I wasn't sure of this one!
