You did the right thing. You are much better off getting as much free education that you can at the beginning. Read, read, and read more! It will help you start to narrow down areas of interest, too. I spent the better part of 2 years learning before I bought my first property. Good luck, and have some fun!

I think it would be a great exercise to check out other markets that are considered solid investment markets. Maybe pick 4-5 and run the numbers and look at the markets. You might find another market that makes more sense than in your backyard. At the very least, you will have some intel to check against your market.

You will most likely need some capital to start, so you have some 'skin in the game'. I think it's crucial to help build your track record, and establish yourself. Maybe find a friend to partner up with in the area you are going to invest in.

@Ravi Chaudhari I've purchased quite a few SF homes in Dallas Ft Worth, Memphis and Atlanta. It's all about the team on the ground! Easier said than done, but totally possible to do.

Hi Ravi -

You can find good deals with turnkey companies, you'll just have to look for the good ones. And find out who's managing the property, since that's a huge part of the process. You can get better returns by building a team, doing the renovations, etc yourself -- just depends on how much time you have to spend, and what your appetite is for that side of the business.
